The Planning Division receives and processes zoning clarification applications through the review and permitting process. The Planning Division staff ensures that the property in question meets the current zoning standards found in the Municipal Code.
A Zoning Clarification is a written report to a property owner, a bank, a property purchaser, or someone who is interested in knowing how a parcel may be used in compliance with the Zoning regulations or its compliance status with Zoning regulations. For example, a mortgage lender needs to know if the 2-family dwelling (duplex) on the parcel can be re-built if were to be damaged or destroyed. The Planning staff will review the parcel and its zoning to determine whether a "re-build" of the duplex is possible. This answer is provided in writing and can be literally "taken to the bank". Another example is for confirmation of zoning compliance for motor vehicle dealership licensing. Anyone can request a Zoning Clarification.
